Every project we undertake is founded on a genuine need and undersupply of services.

We don’t speculate or follow others in adding new variations to already crowded markets. All our projects meet important property investment characteristics, including having a long weighted average lease expiry profile (WALE), a fixed income, recurring growth and an unmet demand.

We have a set of fundamental investment rules that must be met before we make an acquisition and deliver a project. These are integral to our success, and include:

Second-level thinking: We look beyond the obvious and the herd mentality to re-imagine what is possible for each project

Bridging the gaps: We know our strengths – and the limits of our knowledge. We bring in the right specialist partners to fill any knowledge gaps and position the project for success

Risk mitigation: We take time to identify, understand and mitigate any risks

Commitment agreement: We receive binding lease commitments from our tenants

Approvals: We secure binding approval commitments for all aspects of building and development

Project cost certainty: We choose procurement processes that ensure certainty around design documentation, approvals, cost and program; and transparent contracts, binding the construction partner to performance outcomes, all contributing to project cost certainty.

Market rates: We don’t pay above-market rates for the ‘project potential’, but always get the right price for what the property is currently worth

Clear steps and milestones: We have refined and streamlined processes that get us to our targets effectively, without expending additional time or resources

Real equity: We restrict the level of project debt

Best in the market: We only work with the best people and partners in the market
